Contract OK’d for corporate headquarters

The Germantown Board of Mayor and Aldermen approved a development contract for the third phase of the TraVure development, which will include the future corporate headquarters of Mid-America Apartment Communities (MAA).

The 5-story office building will be 150,620 square feet. The primary tenant will be MAA, which will use around 83,265 square feet of the building. There will also be a 467-space parking garage.

Board members unanimously approved the third phase Monday night during their regularly scheduled meeting. There will be four phases to the TraVure development.

A payment-in-lieu-of-taxes agreement was approved for MAA last month. The headquarters is expected to create around 219 jobs in Germantown.

The development contract includes considerations concerning a future traffic light on Poplar Ave., landscaping buffers and potential light pollution produced by the parking garage.

MAA is currently at 6584 Poplar Ave., west of Kirby Parkway in East Memphis.

Board members also OK’d a $1.5 million agreement with TDOT for milling and overlay of Winchester Road.

With Germantown’s southern annexation in 2000, the city took ownership of Winchester Road from Forest Hill-Irene to the eastern city limits near Crestwyn Drive.

The six-lane segment is about a mile in length and is experiencing heavy cracking, according to City Administrator Patrick Lawton.

“Public works have been making spot repairs through the years,” he said. “But the time has come for a complete mill and overlay.”

Project funds are 80 percent reimbursable, so the city will only be responsible for 20 percent of the costs.
